This is evident at The Shoppes at Webb Gin, a large-scale retail center in suburban Atlanta that the firm has owned for nearly three years. "For the Shoppes at Webb Gin, we are committed to enhancing the sense of community we offer to suburban Gwin- nett County with a great tenant mix set in an environment that elevates the shop- ping experience for our customers above the typical, mundane suburban experi- ence," says Ken Marshall, head of retail at Olshan Properties. The New York City-based company owns and/or manages retail, hotel, of- fice and residential properties across 11 states. Retail is the single-largest property type in the firm's portfolio with more than 10 million square feet of retail space in 10 states. Located at the intersection of Sce- nic Highway 124 and Webb Gin House Road in the Atlanta suburb of Snellville, The Shoppes at Webb Gin spans 333,795 square feet of open-air retail space. Sprouts Farmers Market, Barnes & No- ble and DSW anchor the center, which houses more than 60 retailers, including 12 restaurants. The Shoppes at Webb Gin is credited by Olshan Properties as the only regional retail center serving the populous trade area comprising the cities of Lawrencev- ille, Snellville, Lilburn, Loganville and Grayson in Gwinnett County. Within a 10- mile radius of the center there are nearly 600,000 residents and an average house- hold income of more than $75,000. With- in a three-mile radius, the average house- hold income jumps to nearly $90,000. GETTING THE RIGHT TENANT MIX Recently, Olshan signed international apparel retailer H&M; to a 19,000-square- foot lease at Webb Gin, H&M;'s 13th lo- cation in the state of Georgia. Marshall says adding a fashion retailer that appeals to the whole family will pay dividends in the long run. "H&M; prides itself in offering fash- ion and quality at the best price, and we know our shopper will appreciate those attributes," says Marshall. "We expect that we will gain new shoppers and will attract other retailers that desire to be located in a center with H&M.;" The new H&M; will feature a "store within a store" for accessories, collections for women and men and the H&M; Kids collection, which offers clothing for chil- dren ranging from newborns to 14 year olds. The store will employ roughly 20 team members. In addition to H&M;, Olshan also ex- ecuted leases recently with Hollywood Feed, a high-end pet products supplier, and Smallcakes Cupcakery, a gourmet cup- cake chain. Smallcakes Cupcakery, which has more than 100 locations in the United States, plans to open its 1,452-square-foot store this spring, while Hollywood Feed will open its nearly 4,400-square-foot store in the summer. The two retailers join Sprouts, Brighton Collectibles, an accessories retailer, and American Thread, a women's apparel retailer, as first-to-market tenants housed within The Shoppes at Webb Gin, provid- ing an exclusivity factor for the center. The right tenant mix is crucial to staying ahead of the curve, and Marshall believes the center is well-poised for the future with both first-to-market retailers and beauty and fitness users like Pure Barre, Orangetheory Fitness, The Little Gym, 10Ten Nail Bar, Genesis Salon and Nat- ural Body Spa and Shop, which all create repeat traffic.
