We are re-establishing malls where anchor stores have left with new hotels, restau- rants, market rate residential and enter- tainment concepts," says David Parrish, principal with RDL Architects. "Our placemaking studio is working overtime in multiple locations to transform a mall's huge parking lot with large blank-walled anchor stores into a pedestrian-friendly mixture of uses that integrates landscap- ing, public gathering spaces, and interest- ing walkways linking the different uses." Center owners are often left with a co- nundrum of what to do with empty spac- es; while pocket parks and public seating areas are great for visitors, they don't drive revenue unless they are programmed through selling advertising or marketing programs that bring events to the space. If nothing is happening in the space, it's not making money. "Public spaces in shopping centers are the new 'anchors,'" says Allevato. "The big box anchor store has given way to active and curated outdoor spaces to foster cus- tomer engagement." "The negative space between the differ- ent retailers and activities now must take center stage," says Mark Tweed, principal of HTH Architects. "This is achieved, I believe, by infusing passion and thought- ful understanding to create an authentic environment that will brand this retail and activities collection, much like our Euro- pean counterparts who include a 24/7 sense of place with work and housing." As well, retail design must work with leasing, now more than ever. With lease terms more fluid and with the future use of many spaces unknown, designers have to be as flexible with spaces as possible so that re-use of the space in the future can be an option.
