This is more than five times the historical average for mixed-use development in metro Atlanta. David Weinert, partner and senior vice president of leasing at Cincinna- ti-based North American Properties (NAP), says that the mixed-use trend for retail and restaurant space isn't go- ing away anytime soon, and not just in Atlanta. "The only way a critical mass of retail is ever going to get built in this country again is via retail-driven mixed-use development," says Wein- ert. "That is really what the retail and development community seeks, along with today's consumers." Jack Halpern, chairman of Halpern Enterprises, says the reason behind the mixed-use model is economical, as it's becoming more expensive to build, thus it's more conducive to build dense, vertical projects that are integrated with other uses. "Developers have to fit more square footage on each site in order to make their numbers work," says Halpern. One added bonus of developing or owning retail space in mixed-use projects is the higher rents these spaces command. According to CoStar, retail space built in Selig Enterprises is helping establish Atlanta's Upper Westside district with The Works, an 80- acre mixed-use development facing Chattahoochee Avenue.
