DEVELOPMENT NEWS 30 • SHOPPING CENTER BUSINESS • August 2016 CARSON, CALIFORNIA KTGY UNVEILS DESIGN FOR RETAILER EXPANSION AT SOUTHBAY PAVILION IN METRO LOS ANGELES KTGY Architecture + Planning has un- veiled the design for Vintage Real Estate's retailer expansion at SouthBay Pavilion, a 1.2 million-square-foot enclosed shopping center located in the Los Angeles suburb of Carson, California. KTGY worked with Vintage Real Estate to redesign the mall's over-all lease plan to make way for a new 17,000-square-foot F21 RED and new retail and food tenants, as well as new flooring, comfortable and accommodat- ing public restrooms and other upgrades to the property. The firm adapted Forever 21's F21 RED brand for the new SouthBay Pavilion store, which includes large floor- to-ceiling display window boxes, textured wall treatments and red metal panels. The expansion includes food concepts Wing Stop, Jamba Juice, Chile Verde Mexican Food and health retailer Vitamin World. The anticipated completion date for the redevelopment is early 2017. FREMONT, CALIFORNIA CONSTRUCTION COMMENCES ON LOCALE @ STATE STREET IN METRO SAN FRANCISCO A public/private partnership between the City of Fremont, TMG Partners, SARES-REGIS Group and Summerhill Homes has broken ground on Locale @ State Street, a mixed-use development located in the San Francisco suburb of Fremont, California. Designed by KTGY Architecture + Planning, the project will consist of 157 residential units and ap- proximately 21,000 square feet of ground- floor, street-front retail and restaurant space along Capitol Avenue. The resi- dential component will include 81 flats and 76 on-grade row homes, and will offer amenities including outdoor spaces with barbecues, seating areas with lush landscaping for residents to gather and a fitness studio. The development will span six-acres divided into two parcels, each with a five-story podium building and a sixth level of underground parking. BOSTON, MASSACHUSETTS HYM, NATIONAL UNVEIL REDEVELOPMENT OF GOVERNMENT CENTER GARAGE IN BOSTON National Real Estate Advisors and The HYM Investment Group have unveiled plans to redevelop the Government Center Garage into Bulfinch Crossing, a six-building, 2.9 million-square-foot mixed-use development in Boston's Bul- finch Triangle. Spanning two city blocks, Bulfinch Crossing will be anchored by One Congress, a 1 million-square-foot office tower designed by Pelli Clarke Pelli Architects. At full build-out, the develop- ment will feature three mid-rise buildings, including a hotel-and-condo building, an office building and a multi-story retail property, surrounding a new public pla- za on the eastern side of the parcel. One Congress and two high-rise residential buildings will be located on the west par- cel. Expected to break ground later this year, the project's first high-rise residential component, designed by CBT Architects, will consist of 486 units, including 64 des- ignated as affordable housing. In total, the mixed-use development will include 812 residential units, 196 hotel rooms, 1.15 million square feet of office space and 85,000 square feet of new retail space. Additionally, the property will feature a one-acre rooftop amenity on the west parcel and a more than one-acre public plaza on the east parcel. At completion of the overall redevelopment, the remaining portions of the existing garage will con- tain approximately 1,100 parking spaces for both public use and on-site uses. The retailer expansion of SouthBay Pavilion — designed by KTGY Architecture + Planning — will include a new 17,000-square-foot F21 RED store and new retail and food tenants, as well as other upgrades to the property. Locale @ State Street, located in the San Francisco suburb of Fremont, will consist of 157 residential units and 21,000 square feet of street-front retail and restaurant space.
