DEVELOPMENT NEWS 34 • SHOPPING CENTER BUSINESS • August 2016 NEW YORK, NEW YORK MACERICH TO BEGIN REDEVELOPMENT OF KINGS PLAZA IN BROOKLYN Macerich has announced that Primark and Zara will be opening as part of a redevelopment at Kings Plaza, a 1.1 mil- lion-square-foot enclosed mall located in the New York City borough of Brooklyn. The redevelopment will begin with the complete transformation of an existing Sears building, set to close in Septem- ber. A three-story Primark will anchor the redevelopment, which will include a two-level Zara adjacent to the mall en- trance; additional space for new retail and restaurant tenants; a new entrance on Flatbush Avenue with a four-level glass curtain wall; two new escalators and ele- vators; and building façade and exterior improvements. Construction is set to begin in early 2017. Since acquiring Kings Plaza in 2012, Macerich has renovated key elements of the mall's interior. BEAUMONT, TEXAS BAKER KATZ COMPLETES REDEVELOPMENT OF RETAIL PROPERTY Baker Katz has redeveloped a fully leased retail site located in Beaumont. The com- pany demolished a building that had been located on the property to create five new spaces for retail tenants. Starbucks Cof- fee, Mattress One and Wingstop will occupy a 6,100-square-foot building at the site, and T-Mobile and Access Dental will each lease 2,800 square feet in the sec- ond building. The property is located at the northeast corner of Interstate-10 and College Street. ELDERSBURG, MARYLAND BLACK OAK ASSOCIATES COMPLETES $60 MILLION REDEVELOPMENT OF ELDERSBURG COMMONS IN MARYLAND Black Oak Associates has completed the $60 million redevelopment of Eldersburg Commons, a 300,000-square-foot shop- ping center formerly known as Carroll- town Mall. The retail development is lo- cated at 6400 Ridge Road in Eldersburg. The center opened in June. The project is anchored by a 190,000-square-foot Walmart Supercenter, which opened last fall. The redevelopment has attracted 17 new retailers, including AT&T;, Chipotle Mexican Grill, Dental Care at Eldersburg Commons, Jimmy John's, MOD Pizza, Noodles & Co., Olympia Sports, Petco, Sleepy's, T.J. Maxx, Ulta Beauty and The Vitamin Shoppe. Other tenants opening later this year include Hair Cuttery, Lux- ury Nails & Spa, Menchie's Frozen Yogurt and Sunny's Fine Wines & Liquors. Eagle Realty served as Black Oak's lending part- ner for the redevelopment.
