THE GREENE 132 • SHOPPING CENTER BUSINESS • December 2016 T here is personality and warmth that comes through The Greene Town Center's Facebook feed. The social media platform provides a local and friendly voice that lends an identity to the 1.1 million-square-foot mixed-use space in Beavercreek, Ohio, 10 miles south of Dayton. Bring your dog shopping for "yap- py hour;" meet acclaimed "Bad Kitty" children's author Nick Bruel and pick up a signed copy of his new book; tantalize your taste buds at the Taste of The Greene, watch the lighting of the Christmas tree; grab coupons through the free Privilege Club loyalty program and enjoy. With a public square, residential units, office spaces and a diverse roster packed full of events, The Greene is the kind of place that delivers a captive audi- ence to retailers. "Ultimately, it is this community-driven shop, play and live experience that contin- ues to draw customers from Beavercreek, Dayton and beyond," says Ken Marshall, head of retail for Olshan Properties. Known in the industry for decades as Mall Properties, or MPI, the New York City-based commercial real estate firm be- came Olshan Properties in 2014. Marshall joined the team in September and brings 25 years of experience, most recently as vice president of development for Glimcher. With a new name, a new leader — Founder Morton Olshan's daughter, Andrea Olshan — and now the addition of Marshall to the retail team, the private firm is streamlining management of its 10 million square feet of retail across ten states with an eye on value-add oppor- tunities at new and existing assets. The Greene is a prime example of this strategy. Olshan Properties has been selectively expanding The Greene since it opened in 2006 with two parking decks and ap- proximately 80 tenants. In March 2007, 135 apartment units opened. In Septem- ber 2008, phase two opened, anchored by Von Maur with an additional parking deck and 53 more apartments. Eighteen Scene At The Greene Olshan Properties tightens its approach to delivering a mixed-use community destination. Lynn Peisner Situated on 72 acres, The Greene has grown and adapted to a changing retail landscape since it opened in 2006. New phases over the years have brought the property to a total of 1.1 million square feet, with 760,000 devoted to retail. The Apple Store opened in July 2014 at The Greene and is among the first-to-market retailers at the center.
