ARCTRUST December 2016 • SHOPPING CENTER BUSINESS • 151 T he net lease asset class has been one of the most active sectors of retail real estate since the Great Recession. Specifically, the acquisition of net leased assets has been extremely competitive. What was once a cottage in- dustry with few active companies is now a major industry that sees competition from individual and institutional inves- tors alike. Active in net leased properties for more than 30 years, ARCTRUST Properties and its affiliates have devel- oped and acquired over 500 properties with an aggregate value in excess of $3 billion. ARCTRUST is a privately held REIT that executes a development and val- ue-add acquisition strategy of net lease properties throughout the New York to Washington, D.C., corridor, Flori- da, and other major metropolitan areas with international airports. ARCTRUST was started in 2010 by the principals of ARCTRUST Properties. Years earlier, ARCTRUST Properties had begun to transform its portfolio from multi-tenant shopping centers to single-tenant retail properties. ARCTRUST was formed to allow existing and new investors access to this investment strategy. The company's core focus has been the expansion of its joint venture devel- opment program. "We have a history of over 30 years of net lease development, and I think that makes our program very unique when you compare it to other sources of equity" says Michael Ambrosi, vice president of leasing and marketing. "Developers must balance the desires of their tenants and the needs of municipalities against the constraints of time, budgets and other un- seen forces.
