Over the past 20-odd years since we launched Shopping Center Business, we've had the opportunity to meet some icons in the industry — and occasionally outside the industry. You may recall our interview with Dick Clark when he was developing restaurants; our story with Art Linkletter, who owned a number of shop- ping centers; Earvin "Magic" Johnson, who developed movie theaters; and our first cover, which featured Steven Spiel- berg, David Geffen and Ron Katzenberg. When we heard that the Dallas Cowboys were involved in a new mixed-use project, we knew who we had to get for our cover this May. And it truly was a career high- light to meet with Jerry Jones and his son Stephen, at the team's headquarters. While what you will read in the pages of Shopping Center Business this month is the story behind The Star, the Cowboys' new mixed-use development that con- tains its headquarters, training facility and practice field, as well as many other uses, including retail, our interview went well beyond the scope of its intent. Jerry Jones and I are from the same generation, and he spent a bit of time telling us about his work ethic and where it came from, and how that has driven him over the course of his career. He also spoke candidly about his goal for the Cowboys to be a mentor to young athletes, a big reason he wanted the team involved in the development. Stephen Jones, who was more involved in the details of The Star, spent time with us discussing the project, as well as other projects of the family's real estate con- cern, Blue Star Land. Why? The industry has been smart — over the past 10 years, we have not built a lot of new space. Hence, retail space is at a premium in many markets. REIS reports that retail vacancy rates have held steady since the first quarter of 2016 — 9.9 percent for community centers. Even regional malls have only seen vacancy rates rise 10 basis points — from 7.8 percent to 7.9 percent — despite many closing announcements, according to REIS. During the first quarter of 2017, mall rents increased 0.4 percent. Why? Again, construction is at a low; only 796,000 square feet of retail space were delivered in the first quarter nationwide. The industry gets an A-plus on control. We spend a lot of time the first few months of the year looking for stories for the May issue. We concentrate on the latest developments, hot retailers and restaurants, and of course the trends that are beginning to emerge in the industry. This issue fea- tures a lot of projects, companies, municipalities and retailers who are doing a great deal to move retail forward.
