FROM THE PUBLISHERS 2 • SHOPPING CENTER BUSINESS • December 2017 N ew York City's retail real estate market rebounded quickly from the Great Recession. In 2013, we reported that New York's retail rents had recovered to points past their pre-reces- sion highs. The market peaked in 2014. With lower rents and increased vacancy, though, new and expanding retailers have had an opportunity to find space on some of the best retail streets in the world. Oth- er factors influencing New York's retail scene include a move to online purchas- es for staple items, a slowdown in expan- sion of popular tenants like cellular ser- vice providers and banks who seemingly vied for every corner in Manhattan and the boroughs a few years ago. New areas for retail have also contributed to having more retail space — Brookfield Place and Westfield World Trade Center are now options, and Hudson Yards and other projects are on the horizon. While rents may be slowing their growth, New York is still a market where every retailer would like to be, and there has been no shortage of new brands open- ing. In addition to physical presences of popular brands and new foreign retailers, New York will see the addition of new de- partment stores in the future. Nordstrom will open two full-line stores over the next few years near Columbus Circle, and Nei- man Marcus will open at Hudson Yards. We overview the New York market on page 48 of this issue. Other articles of in- terest are a piece on the city's department stores (page 72), and our article covering the clicks-to-bricks trend of online retail- ers going physical mentions a number of New York locations (page 128). We held our annual institutional inves- tor roundtable with Crossman & Compa- ny in New York City in October, and as al- ways it is interesting to hear the thoughts on the sector from major retail investors. Most interesting was how positive they are about retail, and the changing path that we are on. Many are deeply involved in making sure their properties have dif- ferentiated themselves against the inter- net and have the latest trends and ameni- ties. While they are institutional owners, they are not out of touch — in the least — with the changes afoot in the industry. The roundtable is found on page 84.
