NEW YORK CITY 56 • SHOPPING CENTER BUSINESS • December 2017 In the Flushing neighborhood of Queens, a 1.2 million-square-foot mixed- use development by F&T; Group and SCG American is taking form. The mixed-use project, Tangram, will include a 225,000-square-foot retail podium with a 25,000-square-foot food hall, themed restaurants, shops, a rooftop beer garden and family-oriented entertainment includ- ing a 4D movie theater. The property is also set to offer Class A office space, res- idences and a hotel. The Shopping Center Group is currently in charge of leasing for both Tangram and Industry City. TRENDS IN NYC RETAIL E-commerce and omnichannel retail- ing continue to be the main topics in the industry as retailers seek to effectively combine their online and physical ef- forts. "We're seeing a lot of e-commerce companies looking for brick-and-mortar locations," says Goldban of Brookfield Properties. "The e-commerce businesses are realizing that in order to grow your business, your customer needs to be able to see and feel your product and directly engage with it. For these companies, New York City is a great launching pad because you get the attention and traffic, and it really helps grow their business." Lisa Rosenthal, senior director-Abrams Retail Strategies at Eastern Consolidat- ed, also notes this movement as a major trend. "There are really young, hip brands Hudson Yards — developed by Related Companies and Oxford Properties — will be home to retail tenants including Neiman Marcus, Zara, Tory Burch, Sephora and Lululemon.
