The 1.1 million-square-foot, mixed-use regional center is located in Beaver- creek, Ohio, about nine miles south- east of Dayton. The center, built in 2006 and ex- panded in 2008, espouses a live- work-play concept and design, with a centralized green space and 760,000 square feet of retail, 124,655 square feet of office and 206 residential units. Permanent retail tenants include Von Maur, Nordstrom Rack, The Cheesecake Factory, Brio Tuscan Grille, Banana Republic, The Gap, Old Navy, Gymboree, The LOFT, Eddie Bauer, Chico's, J.Jill, Express, Sephora, ULTA Beauty, Lululemon Athletica, The Walking Company, Apple and more. Programming at this and other Olshan Properties' centers focuses on communi- ty engagement. By example, the popular Air Force Marathon After Party is held at The Greene where live music and other events await runners, who traditionally stay after the race to enjoy shopping, en- tertainment, dinner and drinks. Other events, such as comedians at the Funny Bone comedy club, author visits to Books & Co, holiday parades, tree lighting and many other events draw in visitors for experiential fun. But lately, some might say it's old-fashioned retail merchandise that's really bringing people to the center. Olshan is using an inline, ded- icated space as a proving ground for small, local, temporary tenants. The Pop Up Shop space is move-in ready with fixtures, counters and shelving. Recent businesses popping up at The Greene have included Shop Bravura, Olde Crow Primatives, Puzzles Plus, Grit & Grain and La Puf Sweets. Each offer unique, artisan products — from farm- house-style handcrafted home décor, candles and soaps to men's and women's fashions, custom handmade wood furni- ture and gourmet candy. While they offer a wide swath of inventory, all of these temporary ten- ants have one thing in common: they sell items you might not find anywhere else that are here today, but may be gone tomorrow. "You never know what you might find at the center on any given week- end," says Ken Marshall, head of retail for Olshan Properties. "There could be something that could be really interesting that you wouldn't want to miss. It's about creating buzz Incubating Small Businesses While Boosting Income A pop-up program piloted at The Greene Town Center introduces small business owners to customers through short, simple leases. Lynn Peisner The Greene Town Center, owned by Olshan Properties, is inviting small businesses to set up shop with leases as short as one weekend. A move- in ready suite of shops/space and simple lease protocols have allowed the space to be booked regularly.
