14 • SHOPPING CENTER BUSINESS • December 2017 NEWSLINE HFF ARRANGES $56.6 MILLION SALE OF POWER CENTER IN SOUTHERN CALIFORNIA HFF has arranged the $56.6 million sale of Murrieta Town Center, a 334,939-square- foot shopping center in the Southern California town of Murrieta. Bryan Ley, Gleb Lvovich and Justin Kundrak of HFF arranged the transaction on behalf of the seller, Jade Enterprises. An affiliate of U.S. Realty Partners acquired the asset. Murrieta Town Center was 81 percent occupied at the time of sale by Burlington, Rite Aid, Ross Dress for Less, Marshalls, Famous Footwear, Dollar Tree and Sizzler. CHASE PROPERTIES ACQUIRES 200,000-SQUARE-FOOT POWER CENTER IN SOUTHWEST MISSOURI Chase Properties has acquired North Point Shopping Center, a 200,000-square- foot shopping center in Joplin, Missouri. Mid-America Real Estate Group arranged the transaction. Ashley Furniture Home Store, Ross Dress for Less and PetSmart anchor North Point Shopping Center. The seller and sales price were undisclosed. BRIXMOR PROPERTY GROUP ACQUIRES GROCERY-ANCHORED CENTER IN INLAND EMPIRE FOR $31.7 MILLION Brixmor Property Group has acquired Upland Town Square, a 100,350-square- foot shopping center in the Inland Empire community of Upland. Dixie Walker and Charley Simpson of Cushman & Wakefield arranged the transaction on behalf of the seller, IRA Capital. Sprouts Farmers Market anchors Upland Town Square, which was 88 percent occupied at the time of sale by 19 retail and restaurant tenants. EDGE ARRANGES SALE OF 76,409-SQUARE-FOOT RETAIL CENTER IN METRO HOUSTON EDGE Capital Markets has arranged the sale of Spring Park Village, a 76,409-square- foot retail center located 25 miles north of Houston in Spring, Texas. The center was fully occupied at the time of sale by tenants including Conn's Home Plus, Sears Outlet, Starbucks Coffee, AT&T; and Texas State Optical. Kevin Holland of EDGE represented the seller, MetroNational, in the transaction. Other terms of sale were not disclosed. NASSIMI REALTY ACQUIRES 245,000-SQUARE-FOOT RETAIL CENTER NEAR NASHVILLE Nassimi Realty has acquired Two Rivers Center, a 245,000-square-foot retail property in Clarksville, located 50 miles northwest of Nashville. At the time of sale, the center was home to tenants including Harbor Freight Tools, Bargain Hunt and Citi Trends. The sales price and seller were not disclosed. The property is located less than one mile from Clarksville's central business. Murrieta Town Center in Murrieta, California, is home to tenants including Ross Dress for Less, Marshalls and Famous Footwear.
