The Shoppes at Webb Gin is a true mixed-use center as it also includes more than 17,000 square feet of office space, giving the retailers and restaurants a built- in customer base. SET APART FROM THE START Cousins Properties developed the cen- ter, formerly known as The Avenue Webb Gin, in two phases in 2006. At the time the center was the fourth Avenue-brand- ed center in metro Atlanta and seventh nationwide. Cousins introduced the Avenue con- cept in 1998 with the idea that the subur- ban consumer could either visit one store or restaurant quickly or stay and visit mul- tiple stores in an outdoor, mall-like set- ting. The model proved to be prescient as Gwinnett County consumers are much more inclined now to visit an open-air cen- ter versus an enclosed regional mall. "Over time we have become a legiti- mate alternative to larger more tradition- al shopping malls that are less convenient and frankly have a much higher hassle factor," says Marshall.
