CENTER REVIEW 54 • SHOPPING CENTER BUSINESS • December 2016 A t the gateway to Waikiki in Honolu- lu, the Ala Moana transit-oriented district is beginning to take shape. The first approved project — Mana`ola- na Place by Salem Partners — will bring 505,000 square feet of retail, residential and hospitality space to the region. Mana`olana Place will be located a short walk from a planned light rail transit station, The Hawaii Convention Center and the large, open-air Ala Moana Center. "We are proud to develop the first TOD in the state of Hawaii," says James Ratkov- ich, managing director of Salem Partners Real Estate. "The city is putting togeth- er a 21-station elevated rail system, and Mana`olana Place is at a pivotal location for this plan." The $700 million, 36-story project will consist of a 125-room luxury hotel with 109 branded condominiums above, and approximately 12,500 square feet of retail and dining. "The Mana`olana Place development will be catalytic to the area," says Rat- kovich. "It's transformative for Honolulu in that it's taking an area that has been considered blighted by the local neighbor- hood, and it is converting it into what we believe to be one of the most iconic sites in Honolulu." At the ground level, the project will of- fer a large public plaza featuring gardens, restaurants and retail alongside activated street frontages leading to the corner of Kapiolani Boulevard and Atkinson Drive. The development will also feature a signa- ture restaurant and bar on the top floor of the building, 400 feet above street level. "Part of the plan was to create connec- tivity with the convention center," says Bill Witte, president of Salem Partners Wealth Management. The land being used for the development was historically occupied by rundown, lower-end retail, which did lit- tle to promote venturing away from the A TOD For Honolulu Salem Partners' mixed-use Mana`olana Place brings transit-oriented development to Honolulu. Katie Sloan Mana`olana Place will bring 505,000 square feet of retail, residential and hospitality space to the region.
